Anti-money laundering regulations
As a result of Money
Laundering Regulations, Estate Agents are now obliged to verify the
identity of both buyers and sellers of property or land. Accordingly,
we will ask you for proof of identity (for example a passport or
driving licence) or we may arrange to carry out an electronic
verification of your identity. We are also required by law to retain
records of these checks for a period of 5 years.
Property misdescriptions
The
Property Misdescriptions Act 1991 makes it an offence to make false or
misleading statements about specified aspects of land (which includes
buildings) offered for sale by those in estate agency or property
development business. Smiths Gore has not necessarily carried out a
survey on any of the properties featured on our web site and therefore
the particulars are for general guidance only.
